One way of improving your chances of selling your property is to undergo some home improvements. Sprucing up the place can instantly increase interest and add value. We would advise making home improvements before the estate agent takes photos of the property; that way, potential buyers can see the property at its full potential.

1. Fresh Lick of Paint 

 

It is surprising how much of a difference a lick of paint can make! Any scuffs or marks that are on the wall from general wear and tear can be covered, and the home will suddenly look fresher and cleaner. Just remember to finish a week or so before you have viewers, and air the house out so it doesn’t smell like paint.

 

Go Neutral with The Colours

 

You may enjoy having a bright yellow kitchen and a vibrant green bathroom, but to try and entice potential buyers, it is advised that you create a blank canvas

 

Using neutral colours can help those viewing the property to envisage how it would look if they were to live there. With a blank canvas, they can imagine what they would do to it to make it their own. White can sometimes come across as a little harsh and cold; colours such as magnolia, beige and grey are great alternatives.

 

2. Make Some Easy and Cheap Upgrades 

 

If you have some small problems around the house, it is best to get them sorted before putting the property up for sale and having viewers. Issues such as dripping taps, peeling paint, mould or broken lightbulbs are easily fixed and can make a huge difference!

The kitchen is one of the most important rooms to buyers. From cooking to socialising, it is the central hub to any home, and we often spend most of our time there.

It is common for homeowners to renovate their kitchens before selling, with around 65% doing so, but, restoring the whole kitchen can be very expensive. So, to keep it to a small budget, we would suggest making small adjustments to spruce it up.

 

Painting the walls or replacing the cupboard handles and doors are quick ways to improve the overall aesthetic of your kitchen. Also, having a general re-organisation and tidy up so that the kitchen is neat and clean can go a long way.

 

Buyers will often be willing to pay more for a property if it means it can save them the hassle of making multiple changes themselves. 

 

4. Update the Bathroom 

 

Bathrooms are another room in the house that are very important to buyers; they don’t want to view a property to be faced with a dated, mouldy or untidy bathroom.

 

Clean and Replace! 

 

It is in your best interest to make some small improvements and do a thorough deep clean. Getting rid of any mould and limescale, changing the taps and replacing the shower curtain are all small fixes that can transform a space and improve the general appearance of the bathroom.

 

If you have the budget, it may be worthwhile re-vamping the bathroom and fitting new elements. In 2019 alone, 29% of all homes sold had a newly fitted bathroom, so a full renovation might be the key to shifting your home off the market!

 

5. Take Care of the Garden

 

While it is essential to ensure the interior of your home is in pristine condition, it is also important to not neglect the outside space. The garden can be a selling point for many buyers, so it is vital that it is well maintained and looks its best.

You do not need to have a green finger to improve your garden; simple improvements can make a world of difference!

 

From mowing the lawn and tidying up fallen leaves to planting flowers and decorating the outside furniture, these improvements can transform the aesthetic of your garden.

 

These are just some of the best home improvements to help sell your property, but the general idea is to make it look the best it possibly can so that it is more appealing to potential buyers.
