When is the Best Time of Year to Sell Your Home?

29/04/2019

When you buy a house, you will know if it is your ‘forever home’ or not, as you will know exactly what you will want from the home you will be spending the rest of your life in. However, sometimes our circumstances won’t allow it to be our ‘forever home’, and this will also leave you with the daunting task of selling your home.

Unfortunately, selling your home is often not an easy process. However, there are some ways you can lessen the stress of the process. One of the best ways to do this is to look at the time of year you would like to put it on the market. Of course, this all depends on numerous factors such as moving elsewhere to coincide with the new school year, as well as looking at the local market to see what time of year properties sold in your area. You will need to look into what works the best for your situation, but if you are in no rush, there are some times of the year which are a little better to put your home on the market. We have taken a look at the year and listed the benefits and drawbacks of putting your home on the market during the year, to help you get a great sale!

The Beginning of the New Year

The start of a new year often means a lot of new beginnings, and this often makes it a popular time of year to purchase a new home. It is well-known that the market tends to pick up around this time of year which then stretches into spring. However, people who start looking early on in the new year are generally at the start of their property search and may take a few months before they viewed enough properties to make a decision.

Spring

Spring is one of the most popular times of year to put your home on the market, mainly because the enthusiasm from the new year is still lingering. The Easter holidays often act as an influx point, as many have some time off of work and are available to view properties at more convenient times. Additionally, this also gives many prospective buyers more time to actually consider making a decision.

The spring is also a great season to snap some photos of your home, as gardens and greenery start coming back to life and there is a lot more sunlight. Also, many people want to be in their new home before summer begins, so spring tends to be the best month to put your home on the market.

Summer

Property sales subdue during summer, usually as many tend to jet off on holiday to take advantage of the long break. However, there are actually many benefits of putting your home on the market at this time of year. The good weather makes homes look more attractive, and families often want to move into their new homes before the beginning of the school year, and this can result in a quick sale.

Autumn

Autumn marks the point in the year where things tend to settle down as the weather is a little bleaker and there are no festivities to celebrate; however, it can still be an okay time of year to sell your home. Even though things have slowed down, some buyers may be looking to move before Christmas, so if you do decide to put your home on the market at this time of year, you should be prepared to move quickly. However, if you are willing to move quickly, this can be a great selling point for a prospective buyer.

Winter

As you may have already guessed, winter is one of the worst times to put your home on the market. This is mainly as everyone is already distracted by Christmas and the evenings are much darker. The motivation of buyers decreases, except for those looking to try and find bargains by completing a purchase in time for Christmas.

When you are considering selling your home, you should really think about your timing. Just keep an eye on the current market and this way you can align your sale and your purchase. As such, once you put your home on the market, you should start looking at properties to buy.

Before you do put your home on the market, you should speak to your local estate agent, as they will be able to advise you on how long it generally takes to sell homes in your area. Additionally, you should always allow more time if your move is time sensitive as this will give you more flexibility for your next purchase.
