Why You Should Use an Estate Agent

20/11/2019

When it comes to selling your home, you want to ensure that it is marketed well, presented in the best light and has plenty of viewings. By doing this, you should hopefully sell your home faster and therefore, move into your new home sooner. It is suggested that the best way to achieve this is by consulting the professionals and using an estate agent to help you. In this blog, we take a look at what estate agents do and how they can help you sell your property.

What Does an Estate Agent Do?

It can be tempting to cut costs and try to sell your home on your own, but it is far easier and smarter to get help from professionals. Estate agents are trained and well-accustomed to selling homes; therefore, they are your best option to sell your home fast and by the book.

Help Value Your Property

Valuing your home can be tricky business. Understanding what features add worth and what can devalue your property can be challenging. Estate agents are trained and experienced in housing; therefore, they can market your home at the appropriate price given its features, state and in line with the cost of similar properties in the market. Using their knowledge of the local market and the sold prices of similar homes from the Land Registry, they can give an accurate valuation. Furthermore, estate agents also know what local buyers look for in properties and can suggest whether it is worth making changes to your home to give you a better chance of selling.

Market Your Property

Marketing your property effectively is essential to selling your home. Excellent photography of your home is vital as this is the first impression a potential buyer will get of the property. An estate agent can arrange for a professional photographer to visit your home to get high-quality images, draw up accurate floorplans and also write a detailed and attractive description. These can then be shared in their brochure, shop window, website and big property portals such as Rightmove and Zoopla. Be sure that you are happy with the images and the description of your home; if you aren’t satisfied, do tell your estate agent and they can sort it out.

Host Property Viewings

An estate agent can arrange viewings of your property with potential buyers and answer any questions they may have during the tour. A benefit of using an estate agent to showcase your home is that potential buyers can see them as impartial and non-bias, so they should feel more comfortable asking questions. Furthermore, it takes a job away from you, and you won’t have to find the time to show people around.

Handle Negotiations

One of the primary jobs of an estate agent is to manage negotiations and act as a middleman between the seller and potential buyer. Offers on the property will go directly to the estate agent; this is then relayed to the seller. The seller’s response is then given to the estate agent, and this will be shared with the potential buyer.

Help with The Exchange

When the seller agrees to the offer or the buyer agrees to the sellers’ price, the estate agent can do the ‘hard work’ and sort through the paperwork. The estate agent should issue a Memorandum of Sale to the buyer, their solicitors and the seller; this will consist of all the information they need on each other and their solicitors. During this period, some issues can arise concerning contracts and agreements, and this is where a good estate agent will shine; they can work as your advisor, and you can lean on them.
