How To Have a Good Relationship with Your Tenant

When a landlord thinks about the type of tenants they want, they often think or someone who is going to look after their property and pay their rent on time. However, in reality, it isn’t as easy as that, because if you want easy tenants who will occupy your property for a long time, then you will need to create a good relationship with them. 

 

Whether you a new landlord or have been doing it for years, how you deal with your tenants is doing to have an impact on your relationship with them, as well as your reputation as a landlord. 

 

It can be easy to forget that there is a person at the end of each text or email nowadays, but if you make an effort, you can reap the benefits. We have taken a look at some ways you can make sure you have a good relationship with your tenants. 

 

Communication

 

One of the most important aspects of being a landlord is ensuring you communicate with your tenants. This is a crucial part of the relationship and will help it develop over time. You will need to make sure that the way that you communicate is as clear as possible and set out how you will do this. 

 

If you are using a letting agent, you should also make this clear too and let your tenants know what to expect. However, if you are going to manage your property yourself, make sure they have a number of different ways to contact you and let them know how long it will take you to get back to them and how long it will take you to resolve issues, should they arise.

 

Listen to the Tenants Request

 

If an item has broken or something needs repairing, then it important that you try your hardest to resolve the issues as soon as you can. There will be some issues that you will be able to resolve straight away, but some which make take some time, but this is where you will need to communicate.

 

Of course, there may be some issues that you will feel less inclined to deal with, but you should treat with the same level of understanding, reassure your tenants and do your best to resolve the issue. 

 

Respect Your Tenants Privacy

 

Although your tenants are renting out your property, they still need their privacy. This will mean that you should give them plenty of warning before you go over there, as well letting them know if you will be carrying out an inspection. If you do schedule a visit, you should try and be as flexible as possible to your tenants’ schedules.

 

Guide

 

When a tenant first moves in, it would be a good idea to leave them with a guide which can include how to use things within the property which they will be grateful for. This can include things like how to use the heating, kitchen appliances, how to the shower works and anything else you can think of. If you wanted to go the extra mile, you could also include information on the local area and amenities nearby such as supermarkets, doctors, hospital and dentists as this can be a huge help for those who don’t know the area. 

 

Use a Letting Agent 

 

One thing that can be rather stressful for a busy landlord is having to do everything themselves. By using a letting agent, that takes the majority of the stress away as they can often handle everything on your behalf.

 

There is a lot of work involved in renting out a property, such as dealing with requests from tenants, collecting rent, carrying out an inventory and much more. By using a letting agency, they can make sure that regular inspections are carried out so that you know the tenant is looking after your property as well as be on hand if any problems did arise.
