Property Viewing Tips for Buyers

07/01/2019

Purchasing a home is often one of the biggest investments that you will ever make, and that is why it is important that make sure to take the time to find the perfect property. With a wealth of properties on offer, we can often get caught up by the aesthetics and forget the aspects we actually require. Whether you are a first-time buyer or have moved many times before, the excitement of viewing a property never seems to fade. Unfortunately, it can be easy to be dazzled by first impressions and forget to look at certain aspects of the building. As buying a home is such an important decision, you should try and get the most out of your viewing. Viewing a property gives you the chance to find out whether or not this is the perfect home for you, as well as giving you the opportunity to spot any potential problems. We have put together a guide to ensure that you get the most from your property viewing as well as some useful tips.

Preparation

When you attend the viewing, you will already have an idea of what you want as you have probably been looking at the pictures and details online already. However, if there is something you are unsure of, it is a good idea to make a list of questions you would like to ask the estate agent or the vendor as well as anything you would like to inspect closer.

Be Realistic

As mentioned above, it can be easy to become overwhelmed when viewing a property for the first time, and you may think it is the perfect home and can imagine yourself living there. If that does happen, you should still look at certain aspects which may turn your dream home into a nightmare. However, this does work the other way too, and you shouldn't let a few superficial issues put you off what could actually be the perfect home! If you think the property is suitable for your needs, you can often work through these small issues and end up creating your perfect home.

Test Things Out

This may seem like an awkward thing to do, but you shouldn't be shy to test some things out. For example, turn the taps on to see what the water pressure is like as well as checking to see how much signal you have on your mobile phone. If you are new to the area, it can be a good idea to see how long the school run may take you or what the local transport links are like.

Take Your Time

You may feel like you have to be in and out of the property you are viewing as soon as possible, but you shouldn't feel pressured. This is your chance to explore everything so that you can get a better feel for your potential home and see whether you want to live there or not. It is also a good idea to leave some time so that after you have viewed that property, you can spend some time looking around the local area as this can often give you a better overall impression.

Go to a Second Viewing

If the property you have viewed seems to have everything you want, it is definitely worth arranging a second viewing. This is because you may have missed something previously or after you have had some time to reflect, it may not be as good as you first thought. However, a second viewing could make you fall in love with property all over again and confirm your first impression! Although many of the tips are straightforward, you shouldn't get lost in the appearance of the home, but maybe think more logically by thinking about the space you need, outdoor space and whether there is plenty of storage space. Additionally, you should also look at the structure of the property by keeping an eye out for any cracks in the walls as well as damp.
